Abstract
Penyelesaian proyek konstruksi di Indonesia seringkali mengalami keterlambatan dari waktu yang sudah ditentukan dalam dokumen kontrak yang disepakati oleh pihak-pihak yang bersangkutan. Salah satu penyebab keterlambatan proyek konstruksi adalah adanya kesalahan dalam mengestimasikan waktu yang dibutuhkan dalam penyelesaian proyek pada tahap perencanaan maupun kemungkinan lainnya seperti diakibatkan oleh ketidaktepatan manajemen, permasalahan bahan material, peralatan, tenaga kerja maupun keuangan serta lingkungan kerja yang tidak mendukung yang menyebabkan pelaksanaan proyek menjadi terlambat. Oleh karena itu, penelitian ini bertujuan untuk mengetahui faktor-faktor yang menjadi penyebab keterlambatan pada proyek konstruksi dan mencari faktor yang paling dominan penyebab keterlambatan. Teknik pengumpulan data yang digunakan adalah studi pustaka dan kuesioner. Kuesioner ini dibagikan kepada kontraktor yang sedang menangani proyek pembangunan Apartemen 31 Sudirman Suites. Penelitian ini menunjukkan bahwa terdapat 19 faktor yang menjadi penyebab keterlambatan pada proyek konstruksi menurut perspektif pelaku kontraktor. Selain itu, terdapat 4 aspek penyebab keterlambatan, untuk aspek konstruksi penyebab keterlambatan yang utama yaitu akibat cuaca buruk, aspek manajemen yaitu karena metode pelaksanaan proyek tidak tepat, aspek administrasi yaitu keterlambatan akibat adanya pekerjaan tambahan dan untuk aspek material penyebabnya yaitu keterlambatan pengiriman material.
